The neighborhood

Orchard Park is in south Lubbock, east of Quaker Avenue between 106th Street and 114th Street, running east to Memphis Avenue. Construction began in 2008, and it has about 250 single-family lots. Its developer is listed together with the developer of Oakmont Estates.

In appraisal and listing records it appears as Orchard Park. A separate office development, Orchard Park Professional Business Park, also comes up in a search on the name.

Homes and lots

Most homes were built between 2008 and 2013, and the remaining lots are still being built on. Lots are mostly between about 6,500 and 14,000 square feet.

The neighborhood’s restrictions require a two-car garage entered from the rear, so garages face the back of each lot rather than the street.

The homeowners association

Orchard Park Homeowners’ Association has set dues of $1,210 a year for 2026, with a $300 transfer fee when a home sells. Dues were $750 in 2023, $1,000 in 2024 and $1,100 in 2025. Most of the association’s budget goes to landscaping, irrigation and tree trimming. Orchard Park is not in a public improvement district.

School district

Orchard Park is in Lubbock-Cooper ISD. By the district’s zone maps it feeds Central Elementary, Laura Bush Middle School and Lubbock-Cooper High School, under the current zones and under the new ones that start in the 2027-28 school year.

Three grocery stores are close by: H-E-B at 4405 114th Street, Walmart Supercenter at 11415 Quaker Avenue and Market Street at 4205 98th Street. UMC Health and Wellness Hospital, with a 24-hour emergency center, is at 11011 Slide Road.

Getting around

Quaker Avenue runs north into the city along the west side, with 114th Street along the south and 98th Street a few blocks north.
