The neighborhood

Vintage Township covers 320 acres in southwest Lubbock, south of 114th Street between Quaker Avenue and Utica Avenue. Its founding declaration was signed by Vintage Land Company in 2006, and construction began in 2007. The plan allows for about 756 lots.

In appraisal and listing records it appears in three parts: Vintage Township, Estates at Vintage and Reserves at Vintage. The Market Hall condominiums are recorded within Vintage Township.

How it is laid out

The neighborhood’s design code is based on the Charter of the New Urbanism: homes close to the street with porches facing it, and garages reached from alleys behind. Its setback rules are written for rear-alley garages, and it sets standards for the porches themselves.

Homes range from about 1,500 to 5,000 square feet. The original section was built mostly from 2009 to 2015, the Reserves in 2015 and 2016, and the Estates from 2016 on. Lots run from about 2,600 square feet in the Reserves to about 13,500 in the Estates.

Town Hall and parks

The neighborhood’s own site lists its Town Hall at 12001 Trafalgar Avenue, Founders Park, Salisbury Park and The Commons.

The HOA and the public improvement district

Homeowners belong to Vintage Town Assembly, the neighborhood’s association. Its dues are not published, so ask for them, with the association’s resale certificate, when you make an offer.

Vintage Township is also a City of Lubbock public improvement district (PID), created in 2007 and financed with bonds issued in 2008. Each lot pays an annual installment on top of property taxes: for 2026-27, $692.66 for a Land Use Class 1 lot and $1,149.80 for Class 2, with 12 annual installments left.

School district

Vintage Township is in Lubbock-Cooper ISD. By the district’s zone maps it feeds Central Elementary and Laura Bush Middle School. Its high school is Liberty High School for the classes of 2027 to 2030, and Lubbock-Cooper High School for the class of 2031 and younger from the 2027-28 school year.

Attendance zones change, so check each address with the district.

Getting around

Quaker Avenue runs north into the city along the east side and 114th Street along the north. H-E-B at 4405 114th Street, Walmart Supercenter at 11415 Quaker Avenue and Market Street at 4205 98th Street are the nearest groceries.

Property taxes and flood zones

Vintage Township pays the City of Lubbock, Lubbock County, the hospital district, the water district and Lubbock-Cooper ISD, about $2.07 per $100 of value before exemptions in 2025, plus its PID installment. For 2026 the City adopted 0.507349, up from 0.472191, and Lubbock-Cooper ISD’s proposed increase goes to its voters on November 3, 2026.

Most of the neighborhood is in FEMA Zone X. A Zone AE area of about 15 acres runs along Savannah Avenue, 120th Place and 121st Street, and about 9 of 203 mapped addresses in the original section fall inside it. The Estates and the Reserves are in Zone X. Check the lot on FEMA’s Flood Map Service Center.
